Routine Maintenance (Monthly / As Needed)

□ Rinse the deck with a garden hose or light pressure washer (avoid excessive pressure)
□ Clean up spills immediately to prevent staining (especially oil, grease, or wine)
□ Move furniture, rugs, and planters occasionally to prevent discoloration
Seasonal Maintenance (Every 3–6 Months)
□ Inspect deck boards for cracks, warping, or splinters
□ Check fasteners (screws, nails, or clips) and tighten any loose ones
□ Inspect railings & stairs for stability and tighten connections if needed
□ Check for mold or mildew, especially in shady areas, and clean with a deck-safe solution
□ Ensure proper drainage—clear gutters, downspouts, and under-deck areas to prevent standing water
Annual Maintenance (Spring & Fall)
□ Deep clean the deck with an appropriate cleaner (wood, composite, or PVC-specific)
□ Inspect footings & posts for signs of shifting, rot, or pest damage
□ Check for rust or corrosion on metal fasteners and connectors
□ Seal or stain wood decks (typically every 1–3 years, depending on exposure)
□ Trim nearby trees & bushes to minimize debris and moisture retention
Winter Maintenance
□ Remove snow with a plastic shovel (avoid metal shovels that scratch surfaces)
□ Use sand for ice (avoid rock salt and calcium chloride on composite decks and concrete footings/landings)
□ Avoid heavy loads of snow piling up—shovel when needed to prevent excess weight
What NOT to Do
□ Do not use harsh chemicals, bleach, or power washers over 1,500 PSI
□ Do not drag furniture or heavy objects across the deck
□ Do not block ventilation—allow airflow under the deck to prevent moisture buildup
□ Do not let water pool—address drainage issues promptly
